For estate, elder law & family law practices

Ranked by complexity, not by volume.

Every open Maryland estate is public. What is not free is knowing which of them look demanding — no attorney of record, claims filed against the estate, an intestate administration, co-representatives in three states, real property involved, months open with no inventory docketed.

$75 a month. No setup fee. 25 real records free first.

Who
The personal representative at their address of record, including out-of-state representatives.
The matter
Estate number and county, so any row can be pulled up on the Register’s own site in seconds.
The property
Where the estate holds real property: assessed value, year built, occupancy indicator, and the state record link.
Why it ranked
Each complexity factor listed individually, not folded into a single opaque number.

The complexity factors

Every one of these is a docket characteristic you could verify yourself. Together they describe how demanding an administration is likely to be — which is different from, and more defensible than, claiming an estate needs a lawyer.

No attorney of record
The single most useful filter on the page. An estate with counsel already appearing in the docket is generally lower priority for attorney prospecting, so there is no reason to pay for those rows — though substitution and additional counsel do happen, which is why the field is shown rather than used to silently exclude.
Open past the usual filing window
120 days or more with no inventory docketed. Frequently a representative who is behind on statutory deadlines and may not realize it.
Claims filed against the estate
A creditor or claimant has come forward. Administrations with claims resolve differently from those without.
Intestate — no will filed
Distribution follows statute rather than instruction, which is where disagreement tends to arise.
Multiple or geographically scattered representatives
Co-representatives in different states have to coordinate on every decision, including the sale of real property.
Real property held
Estates holding a house involve valuation, upkeep and eventual transfer — matched to parcel records so you see what is actually involved.
Docket weight and months open
How much has been filed, and how long it has taken. A heavy docket on an old matter reads differently from a quiet one.

Estate planning

Observed: a property recently transferred into a living trust, typically higher-value, owner-occupied, with tenure and assessed value on the row.

Why it matters: a household that has demonstrated intent to organise its affairs, rather than one that fits a demographic guess. Trust-named recipients are filtered out so you are writing to a person.

Also sold to financial advisors and insurance agents — ask about exclusivity if that matters to you.

Family law

Observed: a co-owner removed from a deed with no arms-length sale recorded, with the month of the change, the remaining owner’s address, property value and shared tenure.

Why it matters: ownership of the property has changed. This is the segment we are least confident about, and we say so: the deed records the change, never the reason. Several very different circumstances produce an identical record, so copy has to work for all of them.
