Montgomery & Prince George’s County, Maryland

From public record to mailbox.

A done-for-you Maryland property direct mail service.

Most people who buy prospecting data never mail it. The file sits in a downloads folder and the money is gone. So we will do the whole thing: find the records, write the letter, print it, address it, stamp it and put it in the post under your name.

50 fully handled letters = $100, plus your data plan.

How it works, end to end

1
A county event happens
An estate is opened. A deed changes. A permit is pulled or goes unfinaled. A code violation is issued. A house sells. All of it recorded in public county and state files.
2
We match it to a property and a person
The parcel, the assessed value, the year built, the occupancy indicator — and the owner or personal representative at their real mailing address, which is often not the property address.
3
We rank it for your business
The same record is a listing to an agent, a repair job to a contractor and an acquisition to an investor. Ranking is built per trade, and anyone who asked not to be contacted is removed before you see the file.
4
You choose the volume
25, 50, 100 or more. Fifty a month is the right size for one person, because fifty is roughly what you can personally follow up on.
5
We write the letter
Written for that specific segment, merged with the recipient’s name, address and property details. A letter to somebody who just bought a house is not the letter to somebody administering an estate.
6
We print, address, stamp and mail it
Under your name, with your return address, on your schedule. Postage included. Every piece carries a campaign code so you can tell which segment answered.

How much does direct mail cost in Maryland?

$1 per piece — written and addressed, you send it
A finished letter for every recipient, merged with their details, delivered as print-ready files plus the addressed recipient list. You print, stuff and stamp — which means the postmark is local and the return address is yours.
$2 per piece — printed, addressed and mailed for you
Everything above, plus printing, envelopes, addressing and postage. It goes out under your name and you do nothing at all. Postage is included in the price.
What a typical first month costs
Data subscription — $75 (or $50 if you are in your first year in business)
50 letters, fully written, printed and mailed — $100
Total for a complete campaign — $175, or $150 in your first year.
Data only, if you would rather write and mail it yourself: $75. Mail is always optional and never bundled.

Who this is for

Mainly people running a business alone or nearly alone, who do not have an afternoon to spend on a mail merge. A new agent with no sphere. A two-van repair business. A solo estate attorney. An investor working a buy box across two counties.

The common failure this solves is simple. Someone buys a list in January, means to mail it, and does not. The data was never the bottleneck — the envelopes were.

What we will not write

The letter never mentions the record that prompted it. Not the estate filing, not the code violation, not the permit, not the deed change. A letter that references a citation reads as a threat rather than an offer, and one that opens with condolences from a stranger reads as surveillance rather than sympathy.

No urgency language. No countdowns, no suggestion that anyone is running out of options. Offers on distressed property are anchored to fair market value.

Nothing that references household composition or any protected characteristic. Selection uses property facts and area market context only.

Every piece carries a public-records notice and a way to opt out, honored permanently across every product and every client. Timing is the targeting; it is never the message.

If you want copy that crosses those lines you are welcome to write it yourself — it is your name on the envelope. We will not, and the do-not-mail list still applies either way. Read the actual letter templates →

Common questions

Can you mail letters to probate leads for me?

Yes, and probate is where the copy matters most. The letter goes to the personal representative at their address of record — frequently out of state — and offers the specific thing somebody managing a property from a distance actually needs. It never references the death or the filing. See Maryland probate data.

Can I buy the mailing list and have the letters written too?

That is exactly the $1 per piece option. You get the data plus a finished, merged letter for each recipient as print-ready files, and you handle printing and postage yourself.

Will the same household get mailed twice?

No. Every run deduplicates against your own delivery history, so a property you mailed in March does not come back in April. That is also why direct mail works better as a repeated monthly channel than a single drop — you get new households each time rather than the same list again.

Do you guarantee a response rate?

No, and anyone quoting you one is inventing it. What we will tell you is that direct mail is a repeated prospecting channel rather than a one-month test, and that campaign codes let you see which segments and ZIP codes actually answered instead of guessing.
