Privacy Policy

This policy covers two different groups of people, and they have different concerns. Clients and enquirers — businesses who contact us or buy data. Property owners — people who appear in the public records we compile and may receive mail as a result. If you are here because you got a letter, the section for you is near the bottom, and the short version is that you can stop it permanently with one message.

Information we collect from you directly

If you submit the sample request form or email us, we collect what you send: your name, email address, phone number if you provide one, your trade, your target area, and anything you write in the message field. We use it to answer you and, if you become a client, to build and deliver your lists. That is the entire purpose.

We do not sell, rent or trade your contact information. We do not add you to a marketing list because you asked a question, and there is no automated email sequence waiting for you. If you enquire once and decide against it, the correspondence ends there unless you restart it.

Form submissions are processed by Automattic (WordPress.com and Jetpack), which hosts this site, and reach us by email. Their handling is governed by Automattic’s own privacy policy.

Information about property owners

Our products are compiled from public records published by government bodies: Maryland Register of Wills estate filings, Maryland Department of Assessments and Taxation parcel and assessment records, county building permit and code enforcement datasets, rental licence registries, county tax sale lists, and U.S. Census American Community Survey tables.

We do not buy consumer data files. We do not scrape social media. We do not collect or infer information about anyone’s race, ethnicity, national origin, religion, disability, household composition, health, finances beyond public assessment records, or online behaviour. Census figures are used only at ZIP-code level to weight scores and are never presented as facts about a particular household.

Records are provided to clients under terms requiring lawful marketing use only. This data is not a consumer report and may not be used to determine eligibility for credit, insurance, employment, housing tenancy or any other purpose covered by the Fair Credit Reporting Act.

Cookies and analytics

This site runs on WordPress.com, which sets cookies necessary for the site to function and collects aggregate visit statistics through Jetpack. We do not run advertising trackers, retargeting pixels or third-party advertising networks. Most browsers let you block or delete cookies in their settings.

How long we keep things

Enquiries are kept while we are in contact and for a reasonable period afterwards for business records. Client account data is kept for the life of the relationship and as long as tax and accounting rules require. Suppression records are kept permanently and deliberately — the only way to guarantee somebody is never contacted again is to remember that they asked.

If you received mail and want it to stop

Email hello@bluebeamsignals.com with the name and address as it appeared on the mail. You will be added to a suppression file that filters every future list and every future mailing, across every product and every client, permanently. You do not have to explain why and nobody will contact you to talk you out of it.

Two honest limits. Removal from our file has no effect on other companies that read the same public records, and many do. And we cannot amend or delete the underlying county or state record — if something in a public record is wrong, the county or the Maryland Department of Assessments and Taxation is who to contact, and we will point you to the right office if that helps.

Your rights

You may ask what personal information we hold about you, ask us to correct it, or ask us to delete it, and we will respond within thirty days. Deletion requests are honoured except where we must keep a record for tax purposes, or where deleting it would defeat the point — removing you from the suppression file would mean you start receiving mail again, so we keep that entry and tell you we have.

This site is not directed at children and we do not knowingly collect information from anyone under 18.
