Buyer’s guide · including where we’re the wrong choice

How Bluebeam Signals compares

National platforms are wide. County list services are focused. Pay-per-lead sites are fast. We are narrow and deep: one state, read from the courthouse and the land records, matched to the house, ranked for your trade. Here is how that trades off, honestly.

Weekly, not monthly. Some county list services deliver once a month. New Maryland estates reach your Bluebeam feed weekly, and court filings the morning after they’re filed, which matters when the first useful letter or call is usually the one that lands.

Local. Bluebeam Signals is part of Bluebeam Property Services in Rockville, a Maryland property services company. The people configuring your feed work in Maryland houses, read Maryland dockets and answer the email themselves.

What we do that others mostly don’t

Start from the court, not the deed. A divorce or foreclosure reaches the land records after the house decision is made. We read Maryland’s court filings every court day and tie each one to the home and the people on title. See court filing signals.

Connect the records to each other. A foreclosure on a house whose owner has died. An estate removing an occupant from a decedent’s home. A landlord in court over a rental they’ve owned for twenty years. Each of those is two public records that only mean something together, and we check them against each other every day.

Keep watching. An estate that gets an attorney, a representative who is replaced, a foreclosure that goes to mediation or gets a sale date: we follow the docket and tell you what changed, so the list doesn’t go stale the week after you buy it.

Know Maryland. Personal representatives instead of executors. Baltimore County versus Baltimore City. Ground rents, Columbia’s annual charge, septic near the Bay, use and possession after a divorce, the foreclosure mediation window. A national platform can’t carry that much local detail for every state.

Let you check us. Every row links to the public record behind it, including a link that opens the State’s own record for the parcel. Every case and estate number is there to look up yourself.

Refuse some things on purpose. No demographic targeting. No names stored from protective-order, criminal or custody cases. No lookups on a named individual. No mail that mentions the death, the divorce, the debt or the court. We think that makes the data more useful, not less: letters that read as respectful get kept.

When someone else is the better choice

  • You want a built-in dialer and CRM. We deliver a file with optional phone numbers; we don’t run your calling. A platform with a dialer fits a high-volume calling floor better, and in Maryland, automated dialing for sales calls needs prior written consent anyway.
  • You work outside Maryland. We cover one state. A national platform makes sense if your territory crosses into Virginia, DC or Pennsylvania.
  • You want to search and map on your own, any time. We configure your territory by hand and deliver a file. If you want an app, that’s not us.
  • You need a job this week. Pay-per-lead sites sell homeowners who already asked for a quote. Our records are earlier and cheaper, but they take a few months of steady outreach to pay off.

None of these is either-or. Using us for the early Maryland signal and another provider for out-of-state coverage or a self-serve app is a perfectly sensible setup.

Choosing a Maryland lead provider: common questions

What is the best source of probate leads in Maryland?

It depends on how you work. If you want every estate tied to a house, ranked for your trade, refreshed weekly and verifiable against the Register of Wills, Bluebeam Signals is built for that, for any Maryland county, at $75 a month, with phone numbers available as a 15¢ add-on. Ask any provider the questions in our probate buyer’s guide.

Is Bluebeam Signals an alternative to PropStream or other national platforms?

For Maryland, it can be, or a complement. National platforms such as PropStream offer nationwide property data, self-serve search, pre-made lists like divorce and pre-foreclosure, and skip tracing. Bluebeam Signals covers Maryland only, starts from Maryland court and Register of Wills filings the day after they’re filed, matches each to the home and the people on title, and delivers a hand-configured, mail-ready file, with phone and email append as an optional add-on. It does not offer a self-serve app.

How much do probate leads cost in Maryland?

Pricing models vary: per lead, per county per month, or a platform subscription. Bluebeam Signals is $75 a month for any Maryland county or counties you work, with no setup fee, no contract, 25 free records first, and $50 a month for the first three months if you’re in your first year in business. Phone and email append is an optional 15¢ per matched record.

Does Bluebeam Signals sell the same leads to everyone?

Every client’s file is deduplicated against their own history, so you never receive the same property twice, and records are ranked differently for each trade. Exclusivity by county and trade is available if you want the stronger guarantee.

Compare us on your own county.

Get 25 real records for your trade and territory, check them against the court and the land records, and put them next to whatever you use now. $75 a month after that, no setup fee, cancel anytime.
