Washington County probate, by the numbers
From our count of Register of Wills filings, published in the Maryland probate statistics report. One month’s jump is not a trend, and we’ll say so in later editions if it reverses.
What makes Washington County probate different
The numbers work for buy-and-hold. Assessed values here sit well below the Washington suburbs, and much of Hagerstown’s housing is older. An estate holding a modest older house is the kind of property investors and small landlords actually buy, and an out-of-state representative is often glad to hear from someone who will take it as it is.
Town and country. Hagerstown and its edges are on public water and sewer; much of the rest of the county is not. The record shows which is which, so a well or septic contractor can work the rural estates and an agent can work the in-town ones.
Rentals. Hagerstown has a large rental stock, and some estates hold a house that was already let. Paired with our landlord records, that tells a property manager where a new owner may need help. See Maryland landlord leads.
What is on each record
The estate number and filing date; the personal representative at their address of record; the property’s address, assessed value, year built, square footage, owner-occupancy indicator, water and sewer service, and last recorded transfer; the docket detail; and a link to the State’s own record.
