Custom work · Montgomery & Prince George’s County

Need a dataset we don’t already sell?

Tell us the business question, the territory and the property profile. We will tell you whether the public record can answer it — and if it can’t, we will say so before you pay for anything.

Who this is for

The four subscription products cover the most common cases — agents, contractors, estate professionals and investors. Plenty of businesses sit outside them and still need the same underlying records read a particular way.

Financial advisors and insurance agents. Estate sale and auction companies. Senior move managers. Moving and storage operators. Appraisers. Property managers. Condominium and homeowner associations. Trade associations and REIA chapters. Local government and non-profits studying housing conditions. Anyone whose question starts with which properties in this county.

What we can build

Custom property lists
A one-time file built to your specification — property type, age band, assessed value range, lot size, ownership type, occupancy, tenure, geography. If the filter exists in the parcel record, you can filter on it.
ZIP-level and territory analysis
How many properties in a given territory fit a profile, how that compares to neighbouring areas, and how it has moved over recent months. Useful for deciding where to open, where to hire, or where to stop spending.
Scoring and ranking design
If you know which of your past customers were good ones, we can work out which recorded property characteristics they had in common and build a ranking around it. This is the most useful thing on the page and the least often asked for.
Portfolio and ownership analysis
Who holds multiple properties in a given area, grouped by normalized mailing address rather than owner name — which matters, because a large share of operators appear in assessment records under more than one spelling.
Source joins against your own data
Bring your customer list, service area or past campaign file and we will attach property characteristics to it, or tell you which of your records we cannot match and why.
Suppression and deduplication
If you already mail, we can clean and deduplicate what you have, apply do-not-mail suppression, and keep a delivery history so the same household is not written to twice.
Recurring custom feeds
Anything above, produced on a monthly schedule with month-over-month change rather than a single snapshot. For most questions the change is worth more than the level.

How it works

01
Tell us the question
Not the fields you think you need — the decision you are trying to make. We will often know a better way to get at it.
02
We tell you if it is possible
Free, usually within a day or two, and sometimes the answer is no. Public records cannot tell you about mortgages, income, household composition or intent, and we will not pretend otherwise.
03
Fixed quote, then a sample
Priced before the work starts. You see a sample of the output and confirm it is what you meant before the full file is produced.
04
Delivered with its provenance
A spreadsheet, a written note explaining what was counted and what was excluded, the match rate, and source links so any row can be verified.

What it costs

Quoted per project, because a single filtered list and a scoring model built against your customer history are not the same job. A one-time custom list typically starts around $150. Analysis and scoring work is quoted after the scoping conversation, which is free.

A recurring custom feed is generally the $75 monthly subscription plus a one-time build fee for the custom logic.

What we will not build

Anything selected on protected characteristics. Race, ethnicity, national origin, religion, sex, disability and familial status are protected under fair housing law. We will not build a housing-related selection on any of them, and we will not build a proxy for one either.

Anything used for eligibility decisions. This data is not a consumer report and may not be used to decide credit, insurance, employment or housing tenancy. If that is the use case, this is the wrong product.

Anything requiring us to assert what a record does not show. We can tell you a title changed. We cannot tell you why, and we will not write a column that guesses.

Describe the problem, not the file.

Email hello@bluebeamsignals.com with what you are trying to decide and roughly where. The scoping answer is free and sometimes it is that you do not need us.
