Estate clean-out leads: the houses someone has to empty
Not every estate needs a clean-out. The ones that do share a pattern: nobody left on title, a house lived in for years, and a personal representative who has to empty it before it can sell. That is the list.

Why most probate lists don’t work for clean-outs
A probate list gives you every estate. Many of them hold no house. Many hold a house where a surviving spouse still lives, which is the last place a clean-out letter should go. And some have already sold. A clean-out company mailing a raw probate list spends most of its postage on households that will never need it.
We start from the house instead. Who is on title, whether every owner has died, how long the home was held and lived in, and whether title has already moved. Only then do we ask who the representative is.
What the first run found
Across estates opened in Montgomery and Prince George’s from June to early October 2026, 365 households passed the first checks: a decedent matched to a house they owned, held long enough to be full. After the stricter name and address rules, 77 were ready to mail to a named personal representative at a verified address, 41 were waiting for a representative to be appointed, and the rest needed one more lookup. Most of those 77 representatives lived somewhere other than the house; 22 lived outside Maryland altogether.
What each record shows
- The personal representative, named, at their own address, and whether that representative is an attorney.
- The house: address, year built, square footage, basement and stories, years held, and how far it is from your base.
- The action: mail now, look up the representative first, or check back once one is appointed.
Rules for this list
- Letters go to the personal representative at the representative’s address. Never to the property: the property is empty, which is the point.
- Name the appointment and the property. Say nothing about the decedent, the family, the contents or the docket.
- Service offers only. A clean-out list is never used to make a cash offer on the house.
- Each estate is mailed once. We keep a record so it never comes back to you.

Estate clean-outs: common questions
How do estate clean-out and junk removal companies find clients in Maryland?
Most rely on referrals from agents and attorneys. The direct route is the personal representative of an estate that holds a house nobody lives in. Bluebeam Signals finds those estates from Register of Wills filings and the property record, and delivers the representative’s name and address with the house details.
Who pays for an estate clean-out?
Usually the estate. The personal representative hires and pays the company from estate funds as part of getting the house ready to sell or hand over. That is why the representative, not the property, is the right person to write to.
Why not mail every new probate case?
Because many estates hold no house, many hold a home a surviving spouse still lives in, and some have already sold. Of 365 candidate households from summer 2026 estates in Montgomery and Prince George’s, 77 were ready to mail at a verified representative’s address. Filtering first saves postage and avoids writing to a grieving spouse.
Can senior move managers and estate sale companies use this?
Yes. The same households need sorting, an estate sale, donation runs and a broom-clean handover. Each record carries the house’s size, stories and basement, so you can estimate the job before you write.
