$75 a month. No setup fee. Cancel anytime.
One price for the data, one price for the mail, and 25 real records free before either. No contract, no minimum term, and you are never charged for the same record twice.
How much does Maryland property data cost?
There is no separate one-off list product. At $75 a month with no contract, a single month is the cheapest way to try it — take the file and cancel if it is not for you. Bespoke work is quoted separately; see custom data and analytics.
What is included?
- 25 real records free before you spend anything, with source links so you can verify them yourself
- Every record type for your trade, filtered to your territory, month to month with no contract
- Monthly market intelligence included, and territory configuration done by hand at no charge
- Never the same record twice. Every run deduplicates against your own delivery history. If we sent it to you in March, it does not come back in April.
- Full property detail on every row — assessed value, year built, square footage, owner-occupancy, last recorded transfer, and a link to the state’s own record.
- A plain-English line for every record, stating what changed rather than asserting why.
- Suppression handled. Anyone who has asked not to be contacted is removed before the file reaches you.
How much does direct mail cost?
Two options, depending on how much of the mailing process you want us to handle.
Mail is always optional and never bundled into the subscription. Fifty letters a month at $2 is $100 — so a complete first campaign, data and mail together, is $175. For most small operators fifty is the right size to start, because fifty is roughly what one person can personally follow up on.
Every campaign carries a tracking code, so you can tell which segment and which ZIP actually answered rather than guessing.
Is there anything for someone just starting out?
If you are in your first year as an agent, or you have just started a repair business, say so — the first three months are $50 a month, then it moves to the standard rate. See getting your first clients for how to actually use it.
There are also six field partner places at $30 a month for businesses willing to run a real campaign and report the numbers back. See field partners.
Do you offer discounts for referrals?
Refer another business that subscribes, and your next month is free. No cap — refer three businesses that subscribe and you get three free months, applied as account credit and stacked.
This is for referring businesses to us — another agent, a contractor you know, a firm down the road. It is not payment for sending us homeowners, sellers or clients, and it is not a fee connected to any real estate transaction. If your license or your firm’s rules restrict what you can accept, tell us and we will simply sell you the data at the normal price.
Can creators and educators get free access?
Yes. If you write, teach, podcast or post about the Maryland property market, we will give you the data free while you are covering it — in exchange for publishing something about what you found.
Two conditions, both non-negotiable. Disclose the arrangement — say plainly that you received the data free. That is an FTC requirement for endorsements and it protects you, not us. And say what you actually found. We are not buying a good review. If the data is thin in your area, or the ranking does not match what you know about your market, publish that instead. See partners.
Founding-market pricing
Bluebeam Signals covers every Maryland county, at the same price. Montgomery and Prince George’s run as standing weekly feeds because that is where the ranking has been tuned against real campaigns; any other county, including Howard, Anne Arundel, Frederick, Baltimore City and Baltimore County, is set up on request. Tell us where you work and we configure it by hand.
Staying Maryland-only is deliberate. It is what lets us configure each account by hand, verify records against the source, and answer the phone ourselves: less breadth than a national platform, more interpretation.
Rates will rise as the Maryland footprint grows. Subscribe now and keep your rate for as long as you stay subscribed. Early clients take the most risk; they should not be the ones who pay for it later.
Start with 25 real records.
Your trade, your area, free. Check them against the county yourself before you spend anything.
